About Alexandria Venture Investments

Alexandria Venture Investments is the strategic venture capital platform of Alexandria Real Estate Equities, Inc. (NYSE: ARE), the S&P 500 real estate investment trust that owns and develops life science campuses in the major innovation clusters. It was founded in 1996, and Joel S. Marcus, the founder and executive chairman of the parent, has been identified in company releases as founder and head of the venture platform. Investments sit on the parent's balance sheet: ARE's filings describe holdings in publicly traded companies and privately held entities primarily involved in the life science industry, and as a REIT it generally limits ownership of each company's voting stock to less than 10%.

The unit invests in seed, early and growth-stage companies. Its stated focus is disruptive life science companies advancing new modalities, platforms and medicines, and parent releases also cite agrifoodtech, climate innovation and technology. The Alexandria LaunchLabs capital page puts its assets under management at about $1.5 billion. Early investments the company highlights include Alnylam Pharmaceuticals, where it invested in the 2002 Series A, and Moderna, where an investment and real estate relationship began in 2012.

The distinctive feature is the link to real estate. The venture platform sits alongside Alexandria LaunchLabs, the parent's startup lab space, and ARE says it supports companies across its cluster ecosystems through the Alexandria Strategic Capital Platform. Silicon Valley Bank's annual healthcare report ranked it the most active corporate investor in biopharma by new deal volume for six consecutive years through 2022. The parent's 2026 filings show the program still investing: ARE added $127.7 million of non-real estate investments in the first half of 2026.

Investment Thesis

“In its own words, Alexandria Venture Investments has "actively invested in disruptive life science companies that are advancing transformative new modalities, platforms, and innovative medicines" to address unmet patient needs. Marcus framed the mission in 2023 as a national imperative, noting that nearly 90% of the roughly 10,000 known diseases have no approved treatment. The seed program, launched in 2018 as the Alexandria Seed Capital Platform, is built on milestone-driven investments. Companies are screened on technology quality, foundational IP, business strategy, financing plan and management strength, and receive mentorship from Alexandria and an advisory board. A 2022 release said the platform had generated realized and unrealized returns above 10x for numerous portfolio companies as of the end of 2021.”

Fund History

Alexandria Venture Investments has no separate fund vehicle. It invests from the parent's balance sheet, and the holdings appear as investments in ARE's SEC filings. As of June 30, 2026, ARE reported total investments with a carrying amount of $1.69 billion on a cost basis of $1.06 billion. That total spans public equities, private companies, interests in limited partnerships that report NAV, and nine equity-method limited partnership interests worth $397.4 million. ARE also reported about $317.6 million of unfunded commitments to NAV-reporting entities. In the first half of 2026, it added $127.7 million of non-real estate investments and received $76.3 million from sales and distributions, which shows the program still writing new checks.
